WHAT TO EXPECT FROM OUR PEST AND BUILDING INSPECTION REPORT

At Sydney Pest and Building Inspections, We Use Modern Technology, There are a number of products and solutions that can be used to inspect your home. All areas of your home will be thoroughly inspected, including on top and inside the roof, under floor timbers, outbuildings and fencing. And with every pest and building inspection we even inspect your plumbing, downlights, flooring and much more.

Foundation Cracks

Foundation cracks are a sign of foundation damage, they can mean different things depending on the material the foundation is made of, where the cracks are located, and or size, shape and other site observations.
By knowing the probable cause of foundation cracking or history of foundation cracking and movement we can distinguish between ongoing- movement, which may cause further damage, or single events causing cracking that may not require repair.

Mould Is A Health Hazard

We check all areas of the property for Mould and offer sound Advice on Mould and its hazards to help you make the right choice.

Structural Components

We check that the Structural Components of the property that complies with the Australian Standards.

Roofing Condition

On inspecting the roof void we will report on the condition of all beams, rafters, insulation, roof covering, eg tiles and all recommendations for repairs will be noted.

Your comprehensive pest and building inspection report will be provided within 24 to 48 hours of your inspection and will include:

  • A complete detailed information on any foundation damage
  • Details of any evidence of LIVE TERMITES and other pests if any
  • Pool areas Asbestos and any Safety issues
  • Photographs of all areas of pest and building damage within the property
  • Once you receive the report the inspector will Follow up with call
  • For Real peace of mind we welcome you to be there onsite on the day of inspection

Essentially a Pest Inspection Report is designed to:

Detect old damage and active termites or borers.The Report gives you information on reducing the chances of termite infestation.Gives us enough information to accurately quote you on a termite treatment.Most importantly, the report is designed to educate you.The inspection will determine the extent of the infestation where the termites are entering the building and also what steps need to be carried out to eradicate any termites present and protect your home & building from further attack.

Termite Inspection

A termite inspection is a visual inspection only, carried out by a qualified and experienced technician.

For inspections we use the following equipment:

Moisture Meter: 

Moisture meters are used throughout the course of your inspection and as moisture can attract termites to your property, it is important for us to notify you of all areas where moisture is detected. (Please note a plumber should be called in to inspect all areas where the technician noted moisture was detected and the problem rectified as soon as possible.)

Infrared camera:

Thermal Imaging- A Modern Approach For Termite Detection on your Pest and Building Inspection.

A thermal camera is a non-contact device that detects infrared energy (heat) and converts it into a visual image. Infrared allows us to see what our eyes cannot. A thermal camera is a tool that is used to detect heat signature and sources naturally.

This can Be used on your Pest and Building Inspection if required.

Non-invasive Inspection Procedures:

Tapping on Timbers

Sounding involves the use of a tapping stick, tapped lightly on timber elements such as skirting boards, window and door frames, architraves, cladding, posts and the like. Sometimes the presence of hollow sounding timbers can be an indication of termite damage.
Important: If evidence of damage is located during the inspection, we strongly recommend further investigation be carried out prior to purchase of property

Knocking on walls

This non-invasive procedure involves knocking on all accessible plasterboard walls with the back of a clenched hand or padded mallet to feel for damaged timbers and listening for sounds inside the wall such as damaged timber or termite mudding dropping inside the wall cavity. Please Note: This technique relies on specific conditions to allow the detection of concealed damage. Sufficient termite mudding or structural damage must be present to allow detection. Invasive inspection is always preferable.

Borescope:

This piece of equipment allows viewing of areas that would otherwise be impossible to see into, eg wall cavities, inside trees. Upon completion of an inspection a detailed report is issued , often photos are included, along with comments on improvements/alterations that can be made to the home to reduce risk of termite attack.
